By town
These are the towns I work in most. The note under each one is what I would tell you before you started looking there, not a description of the town.
The deepest entry-level market in the county by a wide margin. 87 closed sales last quarter against single digits almost everywhere else, and a median of $384,833. At the lower end, budget for work on top of the purchase price.
In my read the most workable short-term rental law in Ulster County: annual permit, safety inspection, no cap currently enacted and no owner-occupancy requirement. Single-family and permitted accessory apartments only.
Where I grew up. Ten sales last quarter, so treat any median you read for this town as a sample rather than a market reading. Note the Village and the Town are different governments with very different short-term rental rules.
Includes Tillson. One owner-occupied plus one non-owner-occupied short-term rental permit per owner, two-year term, and the permit does not convey on sale.
A hamlet inside the Town of Rosendale, so Rosendale's law is the only local rule. Not to be confused with Tillson Lake, which is fifteen miles away in Gardiner.
The one people overlook most. About $230 per square foot against New Paltz's $304, across the bridge from Poughkeepsie and close to the rail trail.
The most affordable real market in the county, median $269,883 and $195 per square foot. The tradeoff is the drive, both to the Thruway and to most job centers.
A non-owner-occupied whole-house rental is capped at 180 days and 26 weekends a year, one per owner, with a host living within ten miles. There is a permit cap; confirm the current number with the Building Department.
In the Town of Marbletown. If the property has an accessory dwelling unit, assume short-term rental is off the table unless the seller can show a pre-2019 permit in continuous use.
The tightest short-term rental rules in the region on both sides of the town and village line. The village caps permits at fifteen, allocated by annual lottery, and limits them to sixteen rental days a year.
Three separate governments: the Town, the Village of Red Hook and the Village of Tivoli, each with different rules. A mailing address does not tell you which one you are in.

Vacant land and lots across Ulster County. Worth reading before you fall for a parcel: perc test, septic design, well, road frontage, who plows in winter, and whether the lot can actually be subdivided. Those answers decide the value more than the acreage does.
