What I actually work on

Four kinds of buyer and seller make up almost everything I do.

First-time buyers in Ulster County. This market is harder on them than the headline numbers suggest, and most of what is written for them online is either out of date or quietly optimistic. A good share of my work here is telling people what their budget genuinely reaches before they spend six months finding out the slow way.

Weekend and second-home buyers coming up from the city. The decision people think they are making is about a house. It is almost always about a town line: taxes, whether you can ever rent it out, and the drive you will actually make in February rather than the one you imagine in October.

Short-term rental buyers. This is the one I have gone deepest on, for the reason below.

Sellers across both counties, where my job is mostly pricing honestly and then being organised about it.

Why there is a research section on this site

I kept getting asked whether a particular house could be rented short term, and I kept finding that nobody could answer it reliably. The published summaries disagreed with each other, and several of them disagreed with the town's own law.

So I built the reference myself. It now covers 42 municipalities across seven counties, and 22 of those I read out of the local law text rather than taking a summary's word for it. Along the way I found a moratorium that every other published source still reports as active, which had in fact lapsed.

The same research turned up mistakes in my own earlier writing. My first-time buyer article originally led with a county median that turned out to be a home value index rather than a sale price, roughly ninety thousand dollars adrift. I rewrote the article and left a note on the page saying what I had got wrong, because quietly correcting it would have been the worse option.

That is the standard I try to hold on this site. Every figure names its source, its date range and its sample size, or it does not go up.
